To start studying abroad in Japan, you firstly need to arrange accommodation.
When you look for private housing, try to get as much information as you can from your coursemates or someone you know who lives nearby, etc.,

日本での留学生活をはじめるには、まず住居を決めなくてはなりません。日本の住宅事情はきびしく、希望にあった住居を見つけることはなかなかむずかしい状況です。できるだけ近くに住んでいる知人などに相談して、住居の確保に努めてください。

Important Notes for Finding Housing
住居を探す際の注意点

  1. Kitasato University has four main campuses located in Shirokane, Sagamihara, Towada and Niigata.When you start looking for housing, please take it consideration which campuses you will be studying at.
  2. When you search for accommodation, you should firstly think of how much rent you can afford and the size and condition of the housing.
  3. There are significant differences in housing costs depending on the region.You need to pay rent monthly and others at the time of contracts such as security deposit and key money.
  4. You are generally required to pay a holding deposit, key money, security deposit, and real estate agent's fee when you sign a contract.Please check carefully in advance.
  5. Generally, rental houses such as apartments are not furnished, so you need to prepare them by yourself.
  6. When contracting, you may be asked for a Japanese joint guarantor. This is also required even for Japanese people to rent a house.If you are unable to find a guarantor, please take advantage of the following university guarantor system.

  1. 北里大学はキャンパスが白金・相模原・十和田・新潟に分かれています。どのキャンパスで活動をおこなうのかを確認して、住居を探してください。
  2. 生活費の中で、住居費のために支出できる金額に見合った部屋の広さや設備を考えながら、住居を探してください。
  3. 地域によって、住居費に大きな差があります。また、住居費の中には毎月支払うものと、契約時に支払うものがあります。
  4. 契約時には、一般的に手付金・礼金・敷金・仲介手数料を支払わなければなりません。事前によく確認してください。
  5. 一般的に、アパートなどの賃貸住居には家具が付きませんので、自分で用意する必要があります。
  6. 契約するときに、日本人の連帯保証人を求められます。これは日本人が住居を借りる場合も同じです。連帯保証人が見つけられないときは、下記の機関保証制度を利用してください。

University Guarantor System for International Students (English)

Comprehensive Renters’ Insurance for Foreign Students Studying in Japan

Under this system, if international students enrolled in our university have difficulty finding a joint guarantor on their own, Kitasato University will take on their guarantor for the duration of their academic period on the condition that they enroll the Comprehensive Compensation for Housing for International Students Studying in Japan  (Japan Educational Exchanges and Services).

However, please note that this system may not be available depending on the terms and conditions of the housing contract.

[Application conditions]

1. Applicants must be an international student of Kitasato University or a person who is certain to enter Kitasato University.

2. Applicants must have the status of residence "Student".

3. Applicants must enter the “Comprehensive Renter's Insurance for Foreign Students Studying in Japan” run by Japan Educational Exchanges and Services.

1. Looking for a property

International StudentsLooking for a property at a real estate agency and offer to take advantage of the university guarantor system to the landlord or real estate agency and get their approval.

 

2. Taking out “Comprehensive Renters’ Insurance for Foreign Students Studying in Japan”

3. Lease contract procedures

[About Comprehensive Renters’ Insurance for Foreign Students Studying in Japan]

This insurance is comprised of overseas travel insurance (Liability insurance for foreign students/ Insurance for a disability resulting from an injury) and guarantors' protection fund (Guarantors' legal liability) to prepare against accident liability and mitigates the financial burden on guarantors' action as a joint guarantor for renting contracts.

 

[Coverage]

1. Liability insurance for foreign students

If you (a foreign student) cause an injury to another person or destroy another person's property and are liable to pay compensation for damages due to an accident in your everyday life or an accident while using accommodation/residential facilities for studying overseas, your insurance claim will be paid.

 

2. Insurance for a disability resulting from an injury

An insurance claim will be paid to the insured if the insured suffers an injury in a traffic accident or other accident, such as while playing a sport and develops a disability within 180 days of the accident (including the date of the accident).

 

3. Guarantors' legal liability

An indemnity will be paid to a guarantor if the guarantor receives a claim from the landlord for the performance of guarantor obligations and makes a payment for rent or other expenses not paid by the international student (lessee).

 

[Coverage period]

The coverage period is either one or two years depending on the student's period of stay. Please select one according to your remaining period of stay. The starting date of the coverage period is the later of the following dates.

 

1. The day after you pay a premium and receive the insurance certificate.

2. The day your lease contract begins.

機関保証制度(日本語)

留学生住宅総合補償制度

本制度は、本学に在籍する外国人留学生が、自分で連帯保証人を見つけるのがむずかしい場合、留学生住宅総合補償(公益財団法人 日本国際教育支援協会)への加入などを条件に、在籍期間に限り本学が連帯保証人を引き受ける制度です。
なお、契約条件などによっては本制度を利用できない場合もあります。
申請条件
 1.北里大学に在籍する学生、あるいは北里大学に入学が確実な者であること
 2.「留学」の在留資格を有すること
 3.留学生住宅総合補償に加入すること

申し込みの流れ
1.物件を探す
  留学生:不動産仲介業者などで物件を探し、家主・不動産仲介業者に留補償制度を利用することを申し出て、了解を得る。
2.留補償制度へ加入
  留学生:契約内容がわかる書類を国際部事務室へ提出する。
  大 学:留補償制度への加入手続きをとる。
      留学生に対して、払込票での保険料等負担金の支払い指示をする。
  留学生:保険料等負担金を振り込む。
  大 学:入金を確認し、加入者控を発行する。
3.賃貸借契約手続き
  大 学:契約書に連帯保証人として記名・押印する。
  留学生:契約を締結し、契約書の写しを大学に提出する。

留学生住宅総合補償について
海外旅行保険(留学生賠償責任保険・傷害後遺障害保険)と保証人補償基金(保証人補償)を組み合わせたもので、万一の賠償事故に備えるとともに、連帯保証人の負担を軽くするための制度です。

補償内容
1.留学生賠償責任保険
外国人留学生本人が、日常生活における事故、または宿泊・居住施設の使用などにおける事故によって他人にけがを負わせた場合、他人の物を壊したりして損害賠償責任を負った場合に、保険金が支払われます。
 
2.傷害後遺傷害保険
外国人留学生本人が交通事故やスポーツなどの事故によるけががもとで、事故当日を含めて180日以内に後遺障害が生じた場合に、その程度に応じた保険金が支払われます。
 
3.保証人補償
連帯保証人になったことで損害を被った場合、連帯保証人に対して補償金が支払われます。

補償期間
下記のいずれか遅い方の日から1年間または2年間です。
残存する在留期間に応じて合わせて選択してください。
1.大学から加入者控が交付された翌日
2.賃貸借契約開始日

The number of guarantor service and guarantor company is increasing lately, which allow you to rent an apartment without a joint guarantor.
最近では、保証人がいなくても部屋を借りることのできるシステムが増えつつあります。

Rental Guarantor Service of Global Trust Networks Co., Ltd
(株)グローバルトラストネットワークの保証制度

You can use the rental guarantor service of Global Trust Networks Co., Ltd instead of finding a joint guarantor.
You can use the service when you move into a student accommodation or student halls managed by National Students Information Center Co., LTD.(299KB)

連帯保証人をおかず、(株)グローバルトラストネットワークの保証制度を利用可能です。ナジック(299KB)管理の学生マンション・学生会館に入居する場合に限ります。
Student Halls that Do Not Require a Guarantor
保証人不要の物件
Student dormitory managed by Kyoritsu Maintenance Co., Ltd does not require a guarantor, and some dormitories they managing have private furnished rooms.
共立メンテナンス管理の学生会館など、保証人不要、家具・家電付きの物件もあります。

The Tokyo International Exchange Center run by Japan Student Services Organization (JASSO) has high-quality buildings that are designed taking into consideration barrier-free, saving energy and an information-oriented society while it is easy to get to the center of Tokyo and has state-of-the-art facilities.
In a court, it is the center of the residence halls, students and researchers from various countries are walking around and communicating with. The TIEC also holds some cultural exchange events in this open and international space. This space helps residents to communicate with other residents and have fun together.
